Once you have found the property for sale the best fits your requirements you will want to consider making an offer, this should be a little lower than the asking price and allow some room for negotiation. Reserving your home

Once a price has been agreed and both parties are happy the first contract will be drawn up and a reservation fee of about 5,000 euros will be paid and held on account to remove the property from the market. After this the solicitors for both parties will take over proceedings but, Hamiltons will still be available to ask and answer questions for you. Usually after the reservation fee has been paid you will have 30 days to pay the remainder of the 10% deposit, this is how long it will usually take for the solicitors to make their searches and ensure that everything is in order regarding the property deeds etc. When the full deposit has been paid there will be a further agreement for both parties to sign and a possible completion date should be agreed so that an appointment for completion at the notary can be requested. At the notary all final paperwork will be read, translated verbally if required and signed, the remaining payment made, and keys handed to you. Congratulations you have now bought a home in Javea!!!
