What costs and fees will I need to pay when I buy a property?
Tax

Tax is an important consideration when buying a home in Spain. You will need to allow around 12% (or around 15% if with a Spanish mortgage) on top of the agreed purchase price to cover your notary, land registry and lawyer fees.

For clients considering summer letting, renting throughout the winter period or on a long term basis advise you check out your tax obligations with your legal representative.

Notary

A monumentual day for both the seller and the buyer. All the arrangements are made in advance with your legal representative, they will be ready to guide you through the final part of the process. A Hamiltons representative will be on hand to offer any additional support you, the lawyers or the notary to ensure a smooth conclusion to your purchase.

Upon signing the property deeds and paying the final amount for the property in front of the notary, you will be handed the keys to your new home!

Mortgage

Mortgages are often an essential part of purchasing a property; if you need help with finance we can put you in touch with an established mortgage advisor or Spanish bank who will give you free and impartial advice.

All mortgage applications are subject to finance and background checks prior to a pre-approval mortgage is offered. An independent mortgage valuer is also required to visit the property to complete an appraisal which is submitted to the bank before the mortgage is finally approved.

What checks need to be made before purchasing the property?
Before purchasing any property, legal checks are necessary. We can recommend you to an independent lawyer who can work with you in your preferred language. They can then complete all the necessary legal checks on the property, cross-referencing data with local land registries, town hall reports, and utility companies. This will provide you with the peace of mind that you are purchasing a legal and debt-free Spanish property which you can enjoy for years to come.
