When purchasing a home in Spain, it’s important to factor in additional costs beyond the agreed purchase price. You should budget approximately 12% in extra fees — or up to 15% if you’re financing the purchase with a Spanish mortgage. These additional costs typically cover:

  • Notary fees
  • Land registry fees
  • Legal representation (lawyer fees)

For buyers planning to rent the property — whether during the summer, throughout the winter, or on a long-term basis — we strongly recommend consulting your legal advisor to fully understand your tax obligations. Spanish rental income is subject to specific tax rules, which can vary depending on how the property is let.

Notary

The day you complete your property purchase is a significant milestone — for both you and the seller. All arrangements will have been carefully prepared in advance by your legal representative, who will guide you through the final steps of the process.

A Hamiltons representative will also be present to provide any additional support needed — whether for you, your lawyers, or the notary — ensuring everything proceeds smoothly.

Mortgage
