A while back we had a couple come over for a viewing trip. They wanted to see properties in Moraira. That was the plan. They'd spent months looking online, knew the areas they liked and weren't interested in going inland.
By the end of the week they bought a villa in Orba.
If you've spent enough time working in property, stories like that stop being surprising.
Orba has a way of getting under people's skin.
It's not the biggest village in the area and it certainly isn't the most famous. If you ask somebody planning their first Costa Blanca viewing trip where they want to buy, Orba rarely gets mentioned straight away. Moraira does. Javea does. Denia usually does too.
Orba tends to appear later.
Usually after somebody has spent a few days driving around.
The village sits in the valley surrounded by hills, almond trees, orange groves and countryside. You don't have the sea on your doorstep and if that's your priority there are probably better places to look. That's something we're quite honest about with buyers.
For those looking for a more traditional side of the Costa Blanca, searching for a villas for sale in Orba is often where the conversation begins.
But not everybody wants the same thing.
Some people are looking for somewhere that still feels Spanish. Somewhere with year-round life rather than a place that feels completely different in January than it does in August.
That's where Orba starts to make sense. Buyers considering whether to buy a property in Orba are often surprised by how quickly the village feels familiar.
One thing we hear regularly is that buyers feel comfortable there almost immediately. It's difficult to explain exactly why. Maybe it's because the village isn't trying too hard. Maybe it's because people are still getting on with everyday life rather than catering entirely to visitors.
Whatever the reason, people tend to relax when they're there.
The practical side is fairly straightforward. Although Orba feels tucked away in the countryside, it's surprisingly well connected. Denia is around 25 minutes away, Moraira approximately 30 minutes and Javea roughly 35 minutes depending on traffic. Alicante and Valencia airports can both usually be reached in a little over an hour, making regular travel easy for owners who split their time between Spain and elsewhere in Europe.
Just as importantly, the beaches, golf courses, marinas and larger shopping facilities of the Costa Blanca North are all within comfortable driving distance. Buyers often expect Orba to feel isolated. In reality, it rarely does.
The conversation normally changes when we start talking about property.
Not because Orba is cheap. Those days disappeared a long time ago across much of the Costa Blanca North.
What surprises buyers is the difference in value.
We've shown clients properties near the coast in the morning and then viewed houses around Orba in the afternoon. Sometimes the reaction is immediate.
"That's all within the same budget?"
Sometimes it is.
Sometimes it isn't.
But the comparison is often enough to get people thinking.
A townhouse in the village might still be available from around €150,000. Villas cover a huge range depending on location and condition, but many buyers searching in Orba are looking somewhere between €250,000 and €600,000. There are always exceptions in both directions.
The interesting thing is that the numbers are rarely what people remember afterwards.
They remember the views.
Or sitting on a terrace looking across the valley.
Or finding a property with enough outdoor space for visiting family without feeling overlooked by neighbours.
That's usually what sticks.
Wednesday mornings are worth mentioning too.
Market day isn't some huge tourist attraction. It's just part of village life. People buy fruit and vegetables, bump into people they know and spend longer talking than shopping. It sounds ordinary because it is ordinary.
That's part of the appeal.
Orba's tourist information resources provide a useful overview of the area, but most people will tell you that spending a day in the village gives you a much better feel for what life is really like.
The same applies to local fiestas. If you move here you'll eventually find yourself in the middle of one whether you planned to or not.
Many of the celebrations still follow traditions that have been part of village life for generations, including religious festivals linked to events such as the Assumption of Mary and other local celebrations throughout the year.
Some buyers love that. Some don't.
That's another thing we've learned over the years. The people who end up happiest aren't necessarily the people who buy the most expensive property. They're usually the people who find an area that matches how they actually want to live.
Orba won't suit everyone.
If you've always dreamed of walking to the beach every morning, don't ignore that feeling. There are plenty of places along the coast where that's possible.
On the other hand, if you're looking for a village with a bit of character, good facilities and easy access to the rest of the Costa Blanca North, Orba deserves a place on your viewing list.
Maybe you'll spend an afternoon there and decide it's not for you.
That happens.
Then again, we've seen plenty of buyers arrive with no intention of considering Orba and leave wondering why they didn't visit sooner.
Denia is around 25 minutes away by car, while Moraira and Javea are usually around 30 to 40 minutes depending on traffic. That means beaches, marinas and waterfront restaurants are easily accessible without living in the middle of a busy coastal town.
It's active throughout the year. Life doesn't stop when summer finishes, which is one reason many permanent residents like it.
A mixture of village houses, apartments, villas and country properties can be found in and around Orba. Buyers searching for a property for sale in Orba are often surprised by the range of options available.
Generally, buyers often find they get more space for their money, although every property is different and location always plays a major role.
Both Alicante and Valencia airports are convenient. Most residents use Alicante, which is usually around one hour and fifteen minutes away, although Valencia is only slightly further depending on your route.

The important thing is seeing the area for yourself before making a decision. Spend some time in the village, have a coffee in the square, explore the surrounding valley and compare it with some of the better-known locations nearby.
You might leave convinced your original plan was the right one.
Or you might find yourself doing exactly what many buyers before you have done and giving Orba a second look.
