Dénia is not just a holiday resort built around tourism. It is a proper Spanish coastal town where people actually live all year round. There are busy summers of course, but even in January you still see cafés open, local markets running, and families out walking along the marina.

For buyers searching for property on the Costa Blanca North, Dénia is often one of the places that ends up staying on the shortlist.

So where is Dénia exactly?

Dénia sits between Valencia and Alicante on the northern Costa Blanca. From the port you can even see ferries heading across to Ibiza and the Balearic Islands.

The town itself spreads between the sea and Montgó mountain, which gives it a very different feel compared with flatter coastal resorts nearby.

Is Dénia mainly for holidays or for living permanently?

Honestly, a bit of both.

In summer the town becomes much busier, especially around the marina and beaches. But unlike some resorts, Dénia does not empty once the season ends.

That is one of the first things many of our clients notice when viewing property here in winter. The restaurants are still open, local businesses are operating normally, and there is still life in the town.

For many buyers, that matters more than endless nightlife or large tourist developments.

Why do people choose to live in Dénia?

The answer is usually lifestyle.

Some want to be near the sea without living somewhere overly commercial. Others are looking for a slower pace while still having good restaurants, healthcare, shops, and reliable internet for remote working.

We also find many buyers like the fact that Dénia still feels Spanish. Yes, there is a strong international community, but it has not lost its local character.

What are the beaches like?

Very different depending on which side of town you go.

Las Marinas has the long sandy beaches most people picture when thinking about the Costa Blanca. They are popular with families and easy to access.

Las Rotas, on the other hand, is more rugged and natural. You get rocky coves, clearer water, and coastal walking paths instead of wide sandy stretches.

A lot of buyers end up having a clear favourite once they spend time exploring both.

Is Dénia expensive?

Compared with some parts of northern Europe, many buyers find day-to-day living surprisingly manageable.

Property prices have risen over recent years, especially for sea-view villas and modern homes close to the beach, but there is still a good range available depending on budget and location.

One couple we recently helped moved from southern England and said their biggest surprise was how often they could eat out locally compared with back home.

What types of property do buyers usually look for in Dénia?

It varies a lot.

Some buyers want modern apartments near the marina so they can walk everywhere. Others are searching for traditional villas with outdoor terraces and sea views. We also regularly see interest in fincas and quieter properties just outside town.

That mix is part of what makes the local market interesting — Dénia does not feel full of identical developments.

Do you need a car?

Not necessarily.

If you buy centrally, daily life can be very walkable. Beaches, cafés, supermarkets, and the port area are all close together.

That said, buyers looking at hillside villas or properties outside the centre usually prefer having a car, especially for exploring inland villages and quieter beaches nearby.

What is the weather really like through the year?

This is probably one of the biggest reasons people start looking at property here in the first place.

Even during winter, many days are bright enough to sit outside for lunch. Summers are hot, but the sea breeze helps, particularly near the coast.

A lot of our clients tell us they simply spend far more time outdoors after moving here.

Is healthcare good in Dénia?

Yes, and for many relocating buyers that becomes a major factor.

The area has a modern hospital, private clinics, pharmacies, dentists, and medical centres. Buyers planning retirement in Spain often ask us about healthcare very early in the process.

Is there an international community?

Definitely — especially buyers from the UK, Germany, the Netherlands, Belgium, and France.

But Dénia still feels more balanced than some heavily tourist-focused resorts. That tends to appeal to buyers wanting something more authentic long term.

Is Dénia a good place to buy property?

From what we see locally, demand has stayed consistently strong.

People are not only buying holiday apartments anymore. We increasingly speak with buyers relocating permanently, working remotely from Spain, or planning for future retirement.

Well-located villas, sea-view homes, and properties within walking distance of the beach continue to attract attention.
