The town of Benissa has been here a long time, and it still feels that way when you walk through the centre.
There are narrow streets, old stone façades and small cafés where locals seem to know each other. It is not polished in the same way as some purpose-built resort areas nearby, which is exactly why some buyers prefer it.
Even in winter the town still has movement. People shopping in the morning, cafés open, local businesses carrying on as normal.
Some buyers start their property search closer to the sea and then slowly move inland once they spend more time here.
The coastline around Benissa is very different from the wide sandy beaches people sometimes expect from the Costa Blanca.
Instead, there are smaller coves and rocky sections of coastline with walking paths running above the sea. Cala Baladrar and Cala Advocat are probably the best known, although many people have their own favourite spots they return to every summer.
The area between Moraira and Calpe has stayed far quieter than many parts of the Spanish coast. You notice it especially outside July and August.
A lot of the homes around Benissa Costa are owned by people who spend long periods here rather than only using them for short holidays, which changes the atmosphere quite a bit.
You get a real mix of property styles here.
Near the sea there are modern villas, older Mediterranean houses and urbanisations spread along the coastline. Inland, there are fincas, town houses, apartments and properties surrounded by countryside.
Some people want walking distance to restaurants and the coast. Others prefer somewhere quieter where they can sit outside and mostly hear birds and the wind in the trees.
That is why buyers often end up looking at several different parts of Benissa before deciding what suits them best.
One reason people settle here permanently is because daily life is relatively straightforward.
You are close to larger towns if needed, but Benissa itself still feels less hectic than some neighbouring areas. Alicante and Valencia airports are both manageable for regular travel, and most everyday services are nearby.
The climate helps too. Even outside summer, people spend a lot more time outdoors than they might back home.
