What’s Benissa actually like?

It depends which part you’re talking about really.

Benissa town itself still feels fairly traditional in places, whereas the coastal areas are more residential and international. Some parts stay peaceful even in summer while others get busier near the coves and beaches.

Do people live in Benissa all year round?

Yes, definitely.

A lot of people assume everywhere on the Costa Blanca becomes very quiet in winter, but Benissa tends to stay active throughout the year, especially in the residential areas inland and along the coast.

Are there beaches in Benissa?

Yes, although most are smaller coves rather than huge sandy beaches.

La Fustera is probably the best known, but places like Cala Baladrar and Cala Advocat are popular too, particularly with people who prefer somewhere a little less crowded.

Is Benissa expensive?

It can be nowadays, especially near the coast.

Modern villas with good sea views are obviously at the top end of the market, although buyers are sometimes surprised there are still older resale properties and inland homes at much lower prices.

Why do buyers choose Benissa over Moraira?

Usually because they want slightly more space or a quieter setting day to day.

We often hear buyers say they enjoy Moraira for restaurants and the marina but prefer living just outside it where things feel calmer for most of the year.

What type of homes are most common?

Probably villas more than anything else.

Some are modern, some definitely aren’t. Around the coast there are lots of Mediterranean-style resale villas, while inland areas still have fincas and older country properties.

Is it a good area for retirement?

For many people yes.

Some retirees like the quieter pace, while others simply want somewhere sunny that still feels lived-in outside the summer season.

How far is Alicante Airport?

Usually about an hour by car depending on traffic.

Some residents use Valencia Airport as well, particularly for certain routes during winter.

Do you only deal with luxury villas?

No, not at all.

Benissa certainly has a strong luxury market now, especially along the coast, but we also help buyers looking for apartments, resale villas and more traditional homes.
