How to Buy a Villa in Javea

Did you know that Hamiltons Real Estate (formerly of London) has an office in Javea where our experienced and friendly sales representatives will be pleased to help you? They are available to provide no-obligation valuations for your current home on the Costa Blanca, as well as listing your property for sale in Javea or finding you a new home. They will be happy to show newcomers around so that the dream of owning a property in this beautiful part of Spain can also become a reality for you.

Criteria and Budget

One of the first things to establish is the type of property for sale you desire, and the realistic amount you can afford to spend on your new home. Property prices on the Costa Blanca generally have increased in recent years, so you may have to be prepared to compromise on some of your wish list but, our friendly Javea team will be pleased to help and guide you. Let them know what is essential to you, what you would like to have if possible, your preferred locations, as well as your budget, and they will provide you with suggestions. They may also encourage you to explore some areas a short drive inland where you may be able to get more for your money if you like it and there really are some beautiful towns just a few kilometres from the sea.

Reliable Estate Agents

It is important to feel confident that the people helping you find a property for sale on the Costa Blanca at Hamiltons Real Estate have over 25 years of experience with the property market in the area, as well as having great feedback from our wonderful customers, as can be seen on our Google review page. We will not just help you find a property that feels like home but, we pride ourselves on our honesty and we can also act as a property finder for you. If we don’t have the right home listed for you directly, we work closely with other local agents with whom we have a good relationship and can collaborate with to widen your possible homes that we can offer to you. This will save you from having to contact every estate agent in the area and, of course, if you see something you like the look of advertised elsewhere, you just need to send us the link and we will see if we can arrange a viewing for you.

Viewing Potential Houses for Sale

Once you have considered all possible property suggestions, let us know your shortlist of preferred properties and we will start to arrange viewings of those that you have selected. If you are not always in Spain but, know when you will be visiting then please do provisionally arrange viewings in advance because it can get busy. The agenda can always be changed nearer the time if necessary. If you are not able to visit straight away but, you have seen a villa for sale in Javea that you don’t want to miss out on then we can also arrange a virtual viewing for you.

Prepare Yourself

Exploring Javea and possible new homes is exciting, and it can be easy to forget some of the things that are important to you. So that you don’t get too distracted, make a list of questions to ask about properties you are viewing and their location. Ask what possible maintenance costs, utility bills and community fees might apply to the property if you choose to buy it. Take your own time and, if you are torn or unsure, arrange a second viewing after you have had time to think and absorb your surroundings. Ensure that you make notes of any defects that you have spotted so that you ask questions about them, and check what the costs might be for any renovations that you feel would be necessary. Remember that the property price will reflect its current condition. If viewing for a second time, ask to visit at a different time of day so that you can get a clear idea of the natural light in the property throughout the day. If you are viewing n bungalow or an apartment for sale on a community in Javea, ask about the joint annual community fees and if any larger works have been under discussion at the community's AGM which could increase these by the time you buy a property.

Understand Your Obligations

Hamiltons highly recommend that you employ the services of a good local lawyer to help you with the process of not just buying a property in Spain but also obtaining the correct paperwork and being informed about your tax obligations. We will be able to provide you with the details of those who have been recommended by our other clients and have an excellent reputation locally.

Negotiating How to Buy a Villa in Javea

Once you have found a home to buy in Javea that best fits your requirements, you will want to consider making an offer. This should be a little lower than the asking price and allow some room for negotiation. If you cannot get the price that suits your budget, be prepared to walk away and keep looking. Our team at Hamiltons Real Estate in Javea will conduct the negotiations for you and are very experienced in getting the best possible deal for both the buyer and vendor.

Reserving Your Home

Once a price has been agreed and both parties are happy, the first contract will be drawn up and a reservation fee of about 5,000 euros will be paid and held on account to remove the property from the market. After this, the solicitors for both parties will take over proceedings but Hamiltons will still be available to answer any questions you may have. Usually, after the reservation fee has been paid, you will have 30 days to pay the remainder of the 10% deposit. This is how long it will usually take for the solicitors to make their searches and ensure that everything is in order regarding the property deeds, etc. When the full deposit has been paid, there will be a further agreement for both parties to sign and a completion date should be agreed so that an appointment at the notary can be requested. At the notary, all final paperwork will be read, translated verbally if required and signed, the remaining payment made, and the keys handed to you. Congratulations, you have now bought a home in Javea!

Living the Dream

Having found the right house for sale in Javea, you can start to enjoy the relaxed, sociable way of life on the northern Costa Blanca and explore the beautiful beaches and countryside around you. Don't forget, though, to register your property with the local authorities and utility companies. Your lawyer will usually have been able to do this for you or, at the very least, advise you how to do this on completion day. With the right guidance, buying a villa in Javea will be a wonderful experience, and your new home will give long-lasting pleasure to you, your family, and friends.
